How many DVC points are there? About 79.5 million

Disney doesn't publish one number for how many Disney Vacation Club points exist. Its condo meeting notices do print every resort's budget in dollars and per point, so dividing one by the other gives each resort's points. Added up, that's about 79.5 million DVC points across the 17 resorts, by our estimate.

Here is where those points sit, who owns them, what they cost in dues, how many trade on resale, and what Disney keeps to itself.

The short version

  • About 79.5 million points are declared today; 1 in 6 is at Saratoga Springs (14.0 million).
  • Fully built, with Lakeshore Lodge (about 10 million on its own, our estimate): about 96 million.
  • 250,000 member families, roughly 320 points each on average.
  • About $800 million in dues a year, around $10 a point (our estimate).
  • Banked, borrowed, expired and rented points aren't public.
A bar chart of DVC points per resort, Saratoga Springs largest at 14.0 million, with Aulani, Polynesian and the Cabins still adding points and Lakeshore Lodge estimated at about 10 million.

Declared now: 79.5 million. Fully built, with Lakeshore Lodge: about 96 million (our estimate). Still-to-come figures come from DVCNews (Island Tower, the Cabins) and DVCinfo (Aulani). Lakeshore Lodge is about 430 villas (Disney's 10-K) times our estimated point charts.

250,000 DVC member families, about 320 points each, 5,152 villas, plus 430 at Lakeshore Lodge.

250,000 member families

  • 250,000 member families, from about 100 countries (Disney).
  • About 320 points per family on average: 79.5 million points ÷ 250,000 families (our estimate).
  • 5,152 villas across 17 resorts in the 2026 condo budgets, and about 430 more when Lakeshore Lodge opens in 2027.
  • Fewest villas: Grand Californian, 48. Most: Saratoga Springs, 888.
DVC dues: about $800 million a year, about $10 a point, from $8.50 to $15.30, and one-time-use points at $22.50.

About $800 million in dues a year

Our estimate: each resort's points times its 2026 per-point rates in the condo notices, including Disney's estimated property tax.

  • Average per point: about $10.
  • Lowest: Grand Floridian and Polynesian, $8.50.
  • Highest: Vero Beach, $15.30.
  • Disney's one-time-use points: $22.50 each since March 2026, up to 24 a use year.

Disney still owns some points too

At the 12 resorts whose condo notices list it (as of Dec 31, 2024), members own 97% of the points and Disney 3%: 1.65 million points it keeps or still has for sale. Disney must keep at least 2% at each resort.

Counting Riviera, Aulani, Disneyland Hotel, the Cabins and Polynesian, Disney likely holds about 5 million points, 6% of all of them (our estimate, from the dues Disney paid).

DVC resale: 4,786 contracts through one broker in 2025, 225 bought back by Disney.

4,786 resale contracts through one broker

DVC Resale Market alone sold 4,786 contracts in 2025.

  • Disney bought back (right of first refusal): 225, or 4.7%.
  • Highest buyback rate: Grand Californian, 30%. Then Grand Floridian, 18%.
  • 2026 through September: 107 bought back, 3.7% of 2,895 sold.

Brokers don't share counts, so the whole resale market is bigger.

Six boxes marked not public: points banked, borrowed, expired, rented, used for cruises and exchanges, and nights booked.

What Disney doesn't publish

None of these are public: points banked, points borrowed, points that expire, points rented out, points used for cruises and exchanges, and nights booked a year.

The closest clue: the resorts budget about $17 million a year from renting out rooms no member booked. That's capped at 2.5% of each budget, so it doesn't say how many points go unused. Renting more than 20 reservations in 12 months gets flagged as commercial use (since March 2026).

Points per resort: each 2026 budget ÷ its per-point rate in Disney's 2025 condo meeting notices (Nov 2025). Members: Disney press room. Villas: 2026 budgets and Disney's FY2025 10-K. Disney's share: the 12 notices that list it, Dec 31, 2024. Resale: DVC Resale Market ROFR reports (Jan and Oct 2026). The 79.5 million total, the 96 million fully built, Lakeshore Lodge's 10 million, dues, points per family and Disney's ~6% are our estimates.
