How long does DVC take to pay for itself?

Does a Disney Vacation Club contract pay for itself, and when? We ran a demo owner through the numbers: two contracts, five trips, every year's dues, and what the same stays would have cost in cash from Disney.

The short version

  • Riviera bought direct in 2024 (150 points, $36,450) plus Saratoga Springs bought resale in 2025 (200 points, $22,800).
  • Five trips would have cost $30,542 at Disney's rack rates: 45% of the $66,902 spent so far.
  • At this pace the two contracts break even in November 2030, with decades left on both deeds.

What it has booked: five trips, 822 points

  • Sep 2024, Riviera Preferred studio, 7 nights: $6,286. 129 of 150 points, 21 banked.
  • Jun 2025, Saratoga Springs 2-bedroom villa, 5 nights: $4,958. 177 of 200 points, 23 banked.
  • Dec 2025, Polynesian Preferred studio, 7 nights (not a home resort; the 7th night came from banked points): $6,828.
  • Apr 2026, Riviera Preferred studio, 5 nights: $5,815.
  • Aug 2026, Saratoga Springs 2-bedroom villa, 6 nights (the 6th from banked points): $6,655.

Dollar figures are Disney's rack rate for the same room and nights. Banking every leftover point into the next year turned into two extra nights.

Value per point: studios went furthest

Rack rate divided by points used, trip by trip: Riviera studio $49 a point, Saratoga 2-bedroom $28, Polynesian studio $42, Riviera studio $43, Saratoga 2-bedroom $30.

That is $37.16 a point across all five at rack rate. Few people ever pay rack rate. At a more realistic $22 a point, the same 822 points are worth about $18,084.

Paid back so far: 45%

Five trips worth $30,542 at Disney's rack rates, against $66,902 spent. At a more realistic $22 a point, it's $18,084, or 27%.

The break-even year, 2030, with the amount still to go and yearly stay value and dues.
Slide 7 of 9

The answer: 2030

These two contracts pay for themselves in November 2030, about 7 years after the first purchase. Still to go: $36,360. Stays add about $11,500 a year at this pace, and dues add about $3,400 a year.

The pace blends these five trips with $30 a point.

And then? Decades of trips after it's paid off

Riviera's deed has 44 years left (ends 2070) and Saratoga's 28 (ends 2054). By 2054, that's about $738k of stays against $236k of total cost.

Future dollars: $30 a point growing 5% a year, dues growing 4%.
