Which DVC resorts expire in 2042, and what happens then?

DVC Doomsday: 2042. Disney Vacation Club contracts at six resorts end on January 31, 2042: BoardWalk Villas, Beach Club Villas, Boulder Ridge Villas, Vero Beach, Hilton Head Island, and the Old Key West contracts that were never extended. That's about 15 years and 3 months from today.

Here is what actually happens on that date, what a 2042 contract costs per year to own compared with resorts that run decades longer, the one time Disney extended a resort, what Disney is doing at the other five, three ways it could go (our guesses, labeled as guesses), and who a 2042 contract still makes sense for.

The short version

  • Six resorts' contracts end January 31, 2042. At Old Key West, only contracts that weren't extended end then; extended ones run to January 31, 2057.
  • When they end, the points stop and the buildings and land go to Disney. There's no guaranteed payout, unless the resort is extended.
  • Cheaper per point, pricier per year: 150 resale points at Beach Club cost about $2,964 a year to own, against $1,919 at Copper Creek and $1,889 at Riviera.
  • Old Key West got 15 more years in 2007 for $25 a point ($15 for early sign-ups); about 19% of its points were extended by owners (2019 count).
  • Disney hasn't announced a plan for BoardWalk, Beach Club, Boulder Ridge, Vero Beach or Hilton Head.

15 years left. Then the contracts end.

These six resorts' contracts end on January 31, 2042, about 15 years and 3 months from today:

  • BoardWalk Villas
  • Beach Club Villas
  • Boulder Ridge Villas (Wilderness Lodge)
  • Old Key West*
  • Vero Beach
  • Hilton Head Island

What actually happens on January 31, 2042?

  • The points stop. Five resorts leave DVC; at Old Key West, only the 2042 contracts end. Owners with nothing else leave the club.
  • No guaranteed payout. The buildings and land go to Disney.
  • Unless it's extended. Every 2042 resort's documents leave that open, and Old Key West shows Disney has done it once.

Disney's own offering statement: “Do not purchase … in reliance upon the continued existence of any other DVC Resort beyond the express termination dates.” Sources: DVC Public Offering Statement (May 2023) and the 2025 condo meeting notices, which say each term ends in 2042 “unless otherwise extended.”

Bar chart of the yearly cost to own 150 resale points: Riviera $1,889 and Copper Creek $1,919 up to the 2042 resorts, Boulder Ridge $2,614 to Beach Club $2,964.

Cheaper per point. Pricier per year.

What 150 resale points cost per year to own: (price + $1,500 closing) divided by the years left from October 12, 2026, plus 2026 dues.

ResortDeed endsPer year to own
Riviera*2070$1,889
Copper Creek2068$1,919
Saratoga Springs2054$2,018
Animal Kingdom2057$2,149
Boulder Ridge2042$2,614
Hilton Head2042$2,681
BoardWalk2042$2,814
Vero Beach2042$2,856
Beach Club2042$2,964

*Resale Riviera points book only Riviera. A 2042 contract has fewer years to spread the price over, and full dues every year. Vero Beach is $53.50 a point resale, but its dues are $14.89 a point. Resale prices are Fidelity Real Estate's September 2026 averages. Old Key West is left out: its average mixes 2042 and 2057 contracts.

Old Key West's 2007 extension: $25 a point, $15 early; 19% of points extended by owners; Disney resells 2042 contracts as 2057s.

It's happened once: Old Key West got 15 more years

In 2007, Disney offered Old Key West owners an extension from 2042 to 2057 for $25 a point. Owners who signed up early paid $15. That works out to about $1 to $1.67 a point per extra year.

  • 19% of Old Key West points were extended by owners (a 2019 count of extension deeds).
  • 2042 → 2057: Disney still buys 2042 Old Key West contracts back and resells them as 2057 contracts.

Timeline of what Disney is doing: no announced plan, buybacks raised in December 2021, refurbishments into 2027, Lakeshore Lodge opening July 1, 2027.

Disney hasn't said. Here's what it's doing.

  • So far: no announced plan for BoardWalk, Beach Club, Boulder Ridge, Vero Beach or Hilton Head.
  • December 2021: Disney raised what it pays to buy back BoardWalk, Beach Club and Boulder Ridge contracts, up to $155 a point (Beach Club; BoardWalk $139, Boulder Ridge $120).
  • 2026–27: still refurbishing. Beach Club exterior work and BoardWalk pool work run into 2027.
  • July 1, 2027: Lakeshore Lodge opens, a brand-new DVC resort with decades left on its deed.

Three scenarios labeled as our guesses: extend the Disney World three for $35 to $75 a point, resell the rooms as new contracts, or let Vero Beach and Hilton Head go.
Slide 7 of 9

Our take: three ways it could go

These are our guesses, not news.

  1. Extend the Disney World three, for a price. Like Old Key West, but at today's prices. Our guess: $35 to $75 a point for 15 more years, if Disney offers it.
  2. Sell the rooms again as new contracts. A new end date and new point charts. Old Key West's 19% uptake makes this tempting for Disney.
  3. Let Vero Beach and Hilton Head go. Off-property, with the highest dues. A sale is one possibility.

The extension estimate is scaled from Old Key West's 2007 price against Disney's direct price then and now.

Two columns: a 2042 contract makes sense if you'll use the points a lot, want Epcot-area villas cheaply, and travel often; skip it if you're counting on resale, need a loan, or rarely travel.
Slide 8 of 9

Buying a 2042 contract? Buy it to use, not to resell.

Makes sense if:

  • You'll use the points a lot in the next 15 years.
  • You want Epcot-area villas for the lowest buy-in.
  • Kids are home now and trips are frequent.

Skip it if:

  • You're counting on reselling it or leaving it to the kids.
  • You need a loan. Lenders get choosier as the end date nears.
  • You travel once every few years.

You pay dues every year you own it, and they can rise. And unless Disney extends, there's nothing left on January 31, 2042. Brokers say resale and financing get harder with under about 10 years left. Not financial advice.
