Copper Creek DVC: resale or direct, which should you buy?

Buying Guide 002: Copper Creek Villas & Cabins, resale or direct. Same 150 points, $15,659 apart, and the resale contract is the cheapest to own, per point per year, of any DVC resort whose resale points still book the 14 original resorts.

Here is what each route costs, what direct actually adds, where Copper Creek ranks against the other 16 resorts, how its dues have moved since 2017, how long it takes to pay for itself, and what Disney is (and isn't) offering right now.

The short version

  • Resale: $23,391 for 150 points ($145.94 a point plus $1,500 closing), about $11.18 per point per year to own.
  • Direct: $39,050 ($255 a point plus about $800 closing), about $13.66 per point per year.
  • Resale Copper Creek keeps the 14 original resorts at 7 months and the 11-month home window; it loses Riviera, Disneyland Hotel, the Cabins and Membership Extras.
  • Only Riviera is cheaper per point per year on resale, and resale Riviera points book only Riviera.
  • Dues rose about 2.3% a year since 2017, the slowest of the 14 resorts open that whole span.
Resale $23,391 and $11.18 per point per year against direct $39,050 and $13.66 for 150 Copper Creek points.

Per year to own is the price spread over the 42 years left on the deed, plus yearly dues (growing 4% a year, in today's dollars). Same points: $2.48 more per point, every year, direct, or $15,659 more up front.

A checklist of what a resale Copper Creek contract keeps and loses compared with buying direct.

What direct buys you, and what resale keeps

  • Keeps: the 14 original resorts at 7 months, Copper Creek included.
  • Loses: Riviera, Disneyland Hotel and the Cabins. Resale points bought since 2019 can't book them.
  • Keeps: owning here is how you actually get Copper Creek. Studios are mostly gone by the 7-month window; owners book at 11 months, and that comes with resale points too.
  • Loses: Membership Extras (discounts, member events) need 150+ points bought direct.
  • Loses: cruises and Concierge Collection hotels can't be booked with recent resale points.

Ranking of all 17 DVC resorts by resale cost per point per year: Riviera $10.84, Copper Creek $11.18, down to Beach Club $18.66.

Copper Creek's dues went from $7.33 to $9.02 a point, about $1,100 to $1,353 a year on 150 points. Riviera, Disneyland Hotel and the Cabins opened too recently for the comparison. Past increases don't promise future ones.

Payoff table: resale Copper Creek pays for itself in 6 years against Disney's cash price or 11 against renting; direct 10 and 15.
Slide 6 of 8

When does it pay for itself? About 6 to 11 years on resale

Measured againstResaleDirect
Paying Disney cash (points worth $30 each)6 years10 years
Renting points from an owner (points worth $20 each)11 years15 years

Each year you own, the points you use are worth $30 (what Disney would charge for the stay) or $20 (renting them from another owner), and you pay $1,353 in dues. The years are how long that takes to cover a $23,391 resale or $39,050 direct buy-in, with point values rising 5% a year and dues 4%, and nothing counted for selling the contract later.

These numbers swing a lot with the assumptions: if prices and dues never rise, resale takes about 7 and 14 years. Run your own in the free Buying Guide.

Want it direct? You'll have to ask

Disney isn't advertising Copper Creek: no deal, and it's not on Disney's pricing page. It's still for sale at $255 a point (100-point minimum, 25 for current members). Call a DVC Guide and ask for it by name.

Disney's deals elsewhere for new members buying 200 points, as of October 8, 2026:

  • Aulani: $8,000 off
  • Cabins at Fort Wilderness: $7,600 off
  • Disneyland Hotel: $5,200 off
  • Riviera: $4,200 off
  • Polynesian: $2,400 off

Smaller purchases get smaller offers or none, so ask Disney what yours would be. Offers end December 9, 2026 and change often.
